How Much Does A New Roof Cost?

A new roof can cost anywhere from $5,000 to $10,000.

Of course, the cost is going to depend on many factors. One factor is the size of the room. It goes without saying that the larger the roof, the higher the cost. You also need to factor in the materials too. A shingle roof is going to be cheaper, while premium materials such as slate or aluminum are going to cost you a little more.

The layout of the roof can also add extra costs too. If there are obstacles to work around, hard to get to areas, or many small areas that join to make the roof, then the costs are going to increase.

Why Does The Whole Roof Have To Be Removed?

There are two ways that a roof can be replaced. You can remove the entire roof, or you can lay the new roof on top of the old one. There are reasons why you would keep the old roof, and that mainly comes down to cost, but we always recommend removing the old roof first before installing a new one.

By keeping the old roof, you are cutting down on removal and disposal costs, but those positives are outweighed by the negatives. If you do not remove the old roof, then you are adding extra weight to the top of your home. You also do not get the chance to check the material below the roof and repair it if necessary.

A new roof over an old roof is not as secure, and it can be harder to repair. We always recommend removing the old roof before installing the new one.

Roofing Material Options

Asphalt Shingles

Asphalt shingles are the most common roofing material, and that mainly comes down to the cost and ease of installation. They are flat pieces of organic material that have been waterproofed with solid granules added on top.

They are quick and easy to install, are easy to remove when replacing an old roof, and have a long life span, generally between 10-50 years, depending on the quality of the shingle. They also come in numerous styles and colors.

On the downside, they are not as insulating as other materials and are harder to recycle once they have been used. There are more organic options when it comes to shingles, but they will cost more. And, while they last for a long time, they do not last as long as some other roofing materials.

Clay & Concrete Tiles

Concrete tiles are made by mixing sand, water, and concrete, then letting them dry, while clay tiles are made by mixing water and clay, and heating them for the desired length of time until they are solid.

Both options are great for roofs, and they both last for a long time, sometimes up to 100 years. Both come in a variety of styles and shapes, but it is only concrete that can be painted. Both are more expensive than shingles, with clay being the more expensive of the two, but you get exceptional durability.

One thing to think about is the weight of the tiles. If you are installing clay or concrete, you need to have a solid roof that can take the weight. Both will last, but clay will last a little longer and cost a little more.

Metal Roofing

Metal roofing looks great and can be crafted from aluminum, steel, and other metals. The main benefit of a metal roof is the longevity of it. Metal roofs can easily last for 50 years. They are also lighter than most other roofs, so do not need as solid a foundation. Metal roofs usually come in larges sections, so they are quick and easy to install. They are perfect for a wide range of building types, are fire-resistant, and conduct the heat well.

With all the advantages, you have to weigh them against the cost. Metal roofs cost more than other roofs, and they can also be easily damaged if hit by heavy hail. The hail and rain can also make a lot of noise. If not installed by professional contractors, they can also easily leak.

How To Get The Most Out Of Your New Roof

To get the best out of your roof, you should ensure that there is a solid foundation to install the roof on. If the wood is weak or rotten underneath, then the roof material will not last as long and will become easily damaged. It is also a good idea to remove the previous roof before installing the new one.

Take the time to inspect your roof regularly, and have any repairs done quickly.
